TERMS AND CONDITIONS
Booking and Payments
The 20% booking deposit is non-refundable, unless we cancel the booking.
Once dates of a booking have been confirmed to you in writing or by email they can only be changed with our agreement and may incur an administration charge.
Your final payment plus damages/security deposit is due 6 weeks before the start of your holiday.
We will send you a reminder email a week before your balance is payable and a final reminder on the due date. If payment is not made by the due date or you do not contact us, your holiday dates will be re-advertised as a cancellation.
If you cancel your booking after final payment, we will endeavour to re-let the property. If it is re-let, we will refund you less an administration fee. If we are unable to re-let we will refund only the housekeeping and utility cost for that period.
Your security/damages deposit will be refunded to you promptly within 2-3 days of the end of your holiday following inspection of the property.
During your Stay
The property is available for occupation after 4 p.m. on the first day of your holiday and must be vacated by 10 a.m. on the last day.
The property is non-smoking.
No-one other than those named on the booking form may sleep at the property, unless by prior arrangement.
You must keep the property clean and in good order and you will be responsible for any breakages. Any damage or any extra cleaning required if the property is left dirty will be charged against your security/damages deposit. In the unlikely event of damage exceeding your damages/security deposit, you may still be liable.
The cottage is enclosed with drystone walls and we ask you to ensure that children/dogs do not climb on these. As walling is very expensive we regret that if walls are damaged we will have to charge for repair.
The cottage is situated in a high, isolated location and severe weather can cause disruption! The North Pennine Roads can become impassable at times. We will not be liable for lack of facilities or access which occur during your stay and which are due to reasons beyond our control, such as power failure due to storms. In such an event, we will of course do our best to help - we will probably be in the same boat next door after all!
Should the property become unavailable before your stay for any reason, we will contact you and refund you either in full (if you cannot, or chose not to come at all) or in part (if the property is not available for part of your stay, but you chose to come for the remainder).
If you commit a serious breach of our terms and conditions, we reserve the right to terminate your booking and if you are already at the property we may require you to leave.
Dogs
Dogs must be disclosed on our booking form and only those pets may be brought onto the property. Each dog (up to 2) incurs an additional charge.
Please clean up after your dogs – both inside and out. Please bag and bin all deposits.
You must ensure that your dogs do not escape onto neighbouring land, including our field or garden, as there may be livestock.
If your dog/s are wet and muddy please towel them down before coming in and keep them in the kitchen until they are clean and dry. If you run out of your own dog towels there are spares on the shelf in the kitchen.
We would prefer the dogs to remain on the floor but if you do like your dog/s to curl up with you on settees then please bring and use your own throws. There are some provided for emergencies on the dog shelf in the kitchen.
Dogs are not allowed upstairs nor in the downstairs bedroom.
If dogs must be left alone in the cottage, please keep them in the kitchen.
Miscellaneous
Wifi is provided free of charge, but we can offer no guarantee of service speeds or availability, and accept no liability for any failures of that service.
The payment of a booking deposit and completion of a booking form constitutes an acceptance of these Terms.
We reserve the right to decline a booking or impose additional security deposit fees.
