The booking deposit of 20% of the rental to confirm your booking is non-refundable.

Your final payment plus damages/security deposit is due 6 weeks before the start of your holiday.   We will send you a reminder email a week before your balance is payable and a final reminder on the due date.   If payment is not made by the due date or you do not contact us, your holiday dates will be re-advertised as a cancellation.

COVID AMENDMENT:  Currently we are only asking for payment 4 weeks prior to your stay.   If we or you have to cancel your booking for Covid related reasons, for example due to a local lockdown, we will refund payment.   We recommend that you take out holiday insurance to cover your own personal circumstances in the event of cancellation for other reasons.

The property is available for occupation after 4 p.m. on the first day of your holiday and must be vacated by 10 a.m. on the last day.

COVID AMENDMENT:   This year we request that guests leave before 9.30 a.m. and arrive after 5 p.m. in order to allow as much time as possible to air the property between bookings.

No-one other than those named on the booking form may sleep at the property.   You may invite friends to visit but the number of people overnight in the property must not be more than four (or five if this has been arranged prior to the stay).

You must keep the property clean and in good order and you will be responsible for any breakages.   Any damage or any extra cleaning required if the property is left dirty will be charged against your security/damages deposit.   In the unlikely event of damage exceeding your damages/security deposit, you may still be liable.  The cottage is enclosed with drystone walls and we ask you to ensure that children/dogs do not climb on these.   As walling is very expensive we regret that if walls are damaged we will have to charge for repair.

Your security/damages deposit will be refunded to you promptly within 2-3 days of the end of your holiday following inspection of the property.

We may cancel bookings if the property becomes unavailable before arrival for reasons beyond our reasonable control including, but not limited to:  flooding, fire, significant damage, failure of utility services or weather damage and coronavirus.   In this event we will refund in full any sums you have paid (this does not include short periods of power failure due to severe weather conditions during your stay when we will do our best to minimise disruption to your holiday by providing torches and water).

If you commit a serious breach of our terms and conditions (including smoking inside the property) we have the right to terminate your booking and if you are already at the property we may require you to leave.   (Dog owners please see separate dog rules)

Once dates of a booking have been confirmed to you in writing or by email they can only be changed with our agreement and may incur an administration charge.

If a booking is cancelled prior to final payment the deposit is non-refundable.   If a booking is cancelled after final payment we will endeavour to re-let the property, if it is re-let we will refund you less an administration fee.   If we are unable to re-let we will refund only the housekeeping and utility cost for that period.   (Please see Covid amendments above.)

We strongly advise you take out holiday insurance to cover the possibility of cancellation.   We are unable to reimburse you for cancellations due to adverse weather or illness.

COVID AMENDMENT:  If any of your party develops coronavirus symptoms during your stay at Sunrise Cottage we request that the whole party returns home immediately to self-isolate.   This will give us time to air the cottage for as long as possible before cleaning for the next guests.   We regret that, in the unfortunate event that you or your driver is too unwell to leave, resulting in self-isolation at Sunrise Cottage, we will have to charge you the cost of refunding/finding other accommodation for the next guests who will be unable to come.

Dogs must be disclosed on our booking form and only those pets may be brought onto the property.

We endeavour to be dog-friendly and understanding, however guests are expected to abide by our House Rules for Dogs (see separate guidelines).

If we are concerned that guests are breaching our terms and conditions we have the right to enter and inspect the property at any time.

Sunrise is a non-smoking property.

Due to the remote location and the thickness of our walls the wifi service is unreliable.   Free wifi is however available in all the pubs and cafes in the villages and towns.).   Whilst every effort is made to ensure continuity of service we cannot be held responsible for poor signal, disconnection due to Quickline planned maintenance or matters beyond our reasonable control.

The return of a booking deposit and booking form constitutes an acceptance of our Terms and conditions.

We reserve the right to decline a booking or impose additional security deposit fees.
